220 Sydney homes planned for essential workers

Construction is under way on 220 new build-to-rent apartments for essential workers in Annandale, in Sydney’s Inner West.

The project, known as The Joinery Annandale, is being delivered by Landcom on a former WestConnex construction site. The apartments are intended for essential workers including nurses, teachers, paramedics, police officers and firefighters, with rents offered at a discount to market rates through a separate subsidy.

The 21-storey building is part of a wider mixed-use precinct that could provide about 577 homes, alongside shops, public spaces and new pedestrian links between Parramatta Road and Pyrmont Bridge Road.

Landcom says early works began in August 2026 to prepare the site for the wider development. Major construction of the services, open space and build-to-rent apartments is expected to progress later in 2026, subject to the project program.

The NSW Government will retain ownership of the 220 build-to-rent homes. The properties are expected to be managed by a suitable operator, while eligibility arrangements for essential workers are to be determined by Homes NSW.

The Annandale site is close to the Sydney CBD and public transport, with Landcom highlighting access to nearby health and education facilities, including Royal Prince Alfred Hospital.

Landcom’s current project timeline says the main construction phase is expected to finish in 2028, with build-to-rent tenants expected to move in during 2029, subject to construction completion.

The project forms part of the NSW Government’s $450 million investment in housing for essential workers across metropolitan Sydney. The wider Annandale precinct is planned to include additional homes, with a mix of market and affordable housing.
